What is the minimum credit score for a DSCR loan in Texas?

Central Lending Solutions funds DSCR loans for borrowers with FICO scores from 660. Best pricing tier starts at 720. We pull a soft credit inquiry at application so it does not affect your score. Scores below 660 may qualify for our hard-money products.

Q.02

Can I close in an LLC or do I need to use my personal name?

Yes. 94% of our DSCR loans close in an LLC, LP, or corporation. Personal guarantee is required from members holding 20% or more. We do not report to personal credit bureaus on LLC-held loans.

Do you lend to foreign nationals in Texas?

Yes. We fund foreign national investors with valid passport, ITIN, and 30% down. Rates run 1.25% above standard DSCR. We have closed [TBC] foreign national deals across Houston, Dallas, and Austin since [TBC].

Q.04

What is the prepayment penalty on a DSCR loan?

Standard structure is a 5/4/3/2/1 step-down prepay over five years. Borrowers can buy out the penalty at origination for a 0.75 point add-on, or select a no-prepay option at +0.50% rate. Fix-and-flip and bridge products carry no prepay penalty after the first 90 days.

What documents do you need to fund a DSCR loan?

No tax returns, no W-2s, no DTI calculation. We need: signed lease or market rent appraisal, property insurance binder, LLC operating agreement, two months of bank statements, and government ID. Full document package averages 7 items per file.

Will CLS take a second position behind another lender?

Yes on fix-and-flip and bridge products up to 85% CLTV combined. DSCR loans are first-lien only. Second-position bridge is capped at $750K and 12-month term. We require senior lender consent and intercreditor agreement before funding.

How soon after purchase can I refinance into a DSCR loan?

Cash-out refinance into DSCR available at 6 months seasoning from deed date. Rate and term refinance available at day 1. We use as-completed appraisal value, not purchase price, after the 6-month mark.

Can I cross multiple properties on one DSCR loan?

Yes. Portfolio loans from $500K to $25M, blanket lien across 5 to 100 properties. Single underwriting, single close, single payment. Average portfolio close runs 18 days.
