Yes. 94% of our DSCR loans close in an LLC, LP, or corporation. Personal guarantee is required from members holding 20% or more. We do not report to personal credit bureaus on LLC-held loans.
Yes. We fund foreign national investors with valid passport, ITIN, and 30% down. Rates run 1.25% above standard DSCR. We have closed [TBC] foreign national deals across Houston, Dallas, and Austin since [TBC].
Standard structure is a 5/4/3/2/1 step-down prepay over five years. Borrowers can buy out the penalty at origination for a 0.75 point add-on, or select a no-prepay option at +0.50% rate. Fix-and-flip and bridge products carry no prepay penalty after the first 90 days.
